Moose Hollow Condominiums
Condominium Owner Uses BAYweb Cloud-Based System to Prevent Damage to His Complex
Moose Hollow is a 205 unit condominium complex located in Eden, Utah, where the winter months typically bring temperatures of -10° F. Over the last two years, Moose Hollow Condominiums spent over $7000 to repair rental units damaged from frozen and burst pipes. In addition to the unit damage, Moose Hollow lost a furnace, due to a series of preventable malfunctions, at cost of roughly $30,000. In Eden, it is common for condos to remain unoccupied at certain times of the year which further escalated the maintenance problems. The owner of Moose Hollow, Blair Lierd, began to search for a solution to monitor the internal temperature in each condominium to prevent further damage.
Through his search for a more cost effective solution Blair discovered the BAYweb thermostat. This solution allowed Blair to remotely monitor and control the HVAC system in each of Moose Hollow’s condominiums.

In the winter of 2011, Blair sent his facility staff out to each of the 205 condos to check the internal temperature. One at a time, the team checked the units, looking for telltale signs of freezing or fissures on the pipes and problems with the furnace. Four men devoted 16 hours a week, through the long Utah winter, to accomplish this task. Moose Hollow prevented damage to the units, but incurred costly maintenance staff expenses.
Blair searched for a more cost effective solution and discovered the BAYweb thermostat. This solution allowed Blair to remotely monitor and control the HVAC system in each of Moose Hollow’s condominiums. The low price point, ideal for the small condo footprint, also made BAYweb thermostats a good choice for this situation. The BAYweb units gave Moose Hollow the ability to view the critical metrics on all 205 condos from one location: the BAYweb Cloud-EMS advanced online portal. Shortly after the initial test, in August 2012, Blair decided to install the units in all 205 condos to prepare for the upcoming winter months.
In the winter of 2012, and early 2013, Moose Hollow experienced zero ruptured pipes and no furnace loss. With the BAYweb monitoring systems, automated email alerts had sent the Moose Hollow team a dozen instances where facility staff were able to anticipate a problem and prevent a pipe from freezing. Blair was able to focus his maintenance team on the most critical areas and save considerable time and money.
The BAYweb Cloud-EMS energy management system continues to improve Moose Hollow with visibility and access to critical information. According to Moose Hollow, BAYweb thermostats are “a no-brainer.” Bay Controls has over 20 years of experience manufacturing Internet-controlled systems.
